About Andaman Private

What is Andaman Private?
Andaman Private is an independent buying adviser for foreign buyers of residential property in Phuket, Thailand, concentrated on the Bang Tao, Cherngtalay and Laguna corridor on the island’s west coast. It advises on off-plan schemes and private resales, shows the reasoning behind every recommendation, and arranges viewings, negotiation and the purchase through to transfer.
Who is behind it?
Andaman Private was founded by Alex Whayman, who spent over twenty years as a licensed residential property broker before founding the company. Advice on this site is his; nothing here is syndicated or written by a content agency.
How is Andaman Private paid?
Andaman Private is paid by the developer or the vendor on completion of a purchase, never by the buyer. What it is paid on any scheme is not in this site’s data at all, so it cannot influence what a buyer is shown. It introduces independent Thai law firms for due diligence and is not paid by any of them.
Where does the catalogue come from?
The catalogue holds 131 schemes across 15 areas: 127 off-plan projects compiled from official developer termsheets, price lists and agency agreements, and 4 private resale listings compiled from vendor material and agency resale listings, verified where stated. 108 carry a published price; the rest are on application and are shown as such rather than hidden. Off-plan data was last updated 1 September 2026 and resale data 29 August 2026.
- · Prices are in Thai baht: a range across currently available units where the developer publishes one, or a starting price where it publishes only that, labelled “From”. Reserved and sold stock is excluded.
- · Sizes are in square metres, on the basis the source states — total, internal, built-up or usable. Where it states none, the page says so and the size is left out of price-per-square-metre comparisons.
- · Schemes imported from a developer’s agent portal and not yet checked against a termsheet are marked “Provisional”.
- · Where a floor plan and a price list disagree, or a handover date came from a conversation rather than a termsheet, the property page says so.
- · A gap in the data reads “Not disclosed”, so a genuine unknown is never confused with unfinished work.
Can a foreigner own property in Phuket?
- Freehold
- Foreign freehold is possible in condominiums only, within each building's 49% foreign quota, confirmed unit by unit.
- Leasehold
- Registered for a maximum of 30 years under Thai law. Any renewal beyond that is a contractual option from the lessor, not a guaranteed right.
A foreign buyer can hold a condominium unit freehold only inside the building’s 49% foreign quota, which is confirmed unit by unit; outside it, the unit is held on a registered lease. Land cannot be owned freehold by a foreigner, so a villa is held on a registered lease of up to 30 years unless it is bought through a Thai person or company. Renewal options beyond 30 years are contractual, not registered rights, and Thai legal advice should be taken before relying on any tenure statement.
